No Commitment Required

Property Setup

If we move forward, we handle staging direction, photography coordination, listing creation across all platforms, pricing calibration, and regulatory setup. This foundation determines everything that follows. We treat setup as the single most important investment in your property's performance, and we do not rush it.

Two to Three Weeks

You Go Live

Listings activate across all platforms. Dynamic pricing begins responding to Austin's real-time market demand, including SXSW, ACL, Formula 1, and UT game weekends. Guest communications begin immediately. From this point forward, Black Key handles everything operational. Your involvement ends here unless you want it.

For most properties, we complete setup and go live within two to three weeks of signing. Properties that require more significant staging or photography work may take slightly longer. We will not rush a setup that determines long-term performance.
No. Once your property is live, Black Key handles all guest communication, cleaning coordination, maintenance, and platform management. Your involvement is limited to reviewing monthly reports and making decisions on major property changes that require your approval.
Yes. Owner holds are accommodated with reasonable advance notice, typically two to four weeks for peak periods. We build this into the property calendar and adjust pricing strategy accordingly so revenue impact is minimized.
Black Key identifies and coordinates maintenance issues as part of standard operations. For items above an agreed-upon threshold, we contact you before proceeding. You are never left managing vendor calls or emergency repairs. That is what you hired us for.
We work on a percentage of collected revenue, so our incentives are fully aligned with yours. The specifics depend on your property type and management scope. We cover all of this clearly in our initial conversation, before you make any decision.
No long-term contracts are required. We earn your continued business by performing. We are confident in the results, and we think you should be free to leave if we stop delivering them. That said, most of our owner relationships are long-term ones.
